Overview

The project will replace roofing which has reached the end of its functional life including for the rainwater collection systems to Blocks A, C and D at Avalon Intermediate School.

Pitched metal roofs will be replaced with 0.55 corrugated or trapezoidal profiled Colorsteel Maxx or similar over new building wrap. The existing solar panel system will be disassembled and reinstated on completion. Insulation will be fitted where we are able. Skylights will either be replaced or removed, where the latter occurs new LED lights will be fitted to compensate for lost natural light.

Flat metal roofs will either be replaced with metal on a like for like basis, re-pitched to minimum falls or with a warm roof membrane solution. Where the pitch increase affects clerestory windows these will be replaced with double glazed aluminium.

In some cases, the flat metal roofs will be built over by extending the pitched metal roof above it. In some cases, this results in losing windows.

Clear roofing will be replaced with a trafficable translucent material with a fire retardant quality.

New spouting will primarily be Marley Magnum type with 100 diameter downpipes. The inground drains may need to be altered to suit. Additionally, droppers serving upper roofs will be rationalised to comply with the rainfall collection requirements.

Water damaged interior linings will be replaced.

Works will be carried out progressively so as not to affect more than two classrooms at any one time. The overall programme will be worked through with the school to manage access and sequencing of work.
